How To Buy Plots of Land for Investment
Buying a plot of land for investment might seem like a daunting process. It needn’t be. Break the process down, and you have a few easy to follow steps and decisions to make which can help you on your way to investment success.
You can invest in land alone, or use a specialist investment company to help you. If you’re a first time investor, then using a land investment company might be the better option, as they’ll be able to do much of the hard work for you. They’ll source the land and deal with the legal transfer of ownership to you. However, there’s nothing to stop you looking for and buying land alone. The process is essentially the same.
First, you need to identify the land that you want to buy, and consider what you plan to do with it. If you’re buying land for investment, you need to think about how you’re going to make that money. The good news is that land values have shot up in the UK over the last twenty years, and given housing shortages and the UK’s population density, that trend is not likely to reverse. When looking at land for investment, you need to think about what the potential of the land is, and whether it is likely to receive planning permission for development in the future. If there is a piece of land that you’re interested in, then talk to the relevant local authority planning department to receive advice on this. Ask them whether they think the land would receive planning permission for development in future. Even if it might not receive it now, it may be due for rezoning. Every local authority should have a local development framework in place which sets out the ways in which they plan to use land in their area over the coming years. Getting a copy of this is a good first step to take to give you an idea of the local situation. If you’re using a land investment company, then you can take advice from them too on what the likely potential of the land will be. If the land you’re interested doesn’t have planning permission, buying it might be a greater risk than land with permission, but it is likely to be cheaper, so potentially a better investment.
Once you’ve identified the land you want and decided to invest in it, the next step is to deal with the legal transfer of the land into your name. If you’re using an investment company, they should have lawyers who can deal with this process, or you can use your own lawyer if you’re handling the process yourself. Just as with buying a house, the land will need to be surveyed and checked to ensure there are no issues either with it or its ownership. Assuming there are not, then the UK land registry needs to be informed of the change in ownership.
